South Pasadena Real Estate: Homes, Prices & Schools

Single-family homes in South Pasadena closed at a median of about $2.0 million from October 2025 to September 2026, at a median of 108% of the final list price, and 73% of them sold above asking. With roughly 1.9 months of supply, South Pasadena is still a bidding market. For buyers that means competitive offers, and for sellers it means the list price is a starting point rather than a ceiling.

How much does a home cost in South Pasadena?

South Pasadena is one of the most expensive small cities in the San Gabriel Valley, and one of the few where homes still routinely sell for more than the asking price. Over the last 12 months:

Counting every residential type together, 133 homes sold at a median of $1.75 million and 68% closed above list.

The single-family median slipped 3.2% from the prior 12 months, but the price per square foot rose 3.2%. That gap is mostly a mix effect: fewer large homes sold this year. Read the two numbers together rather than taking the median alone as a sign that the market fell.

The condo and townhome figures rest on only 26 sales, so one or two unusual units can move them several percent. They are a rough guide, not a trend line.

Where do South Pasadena home prices fall?

Most single-family sales land between $1.5 million and $3 million. Of the 103 closings in the last 12 months:

Sale priceSingle-family closings
Under $1M3
$1M – $1.5M18
$1.5M – $2M31
$2M – $3M35
$3M and up16

Sub-$1 million single-family homes are close to nonexistent; buyers at that budget are usually looking at condos and townhomes. The housing stock is old: the median home sold in the last 12 months was built in 1941. That matters for inspections, for remodel budgets and, as covered below, for what you are allowed to change.

How have South Pasadena prices changed over time?

The single-family median by calendar year, from Kelvin's analysis of closed sales:

YearMedian single-family sale price
2019$1.36M
2020$1.50M
2021$1.65M
2022$1.93M
2023$1.83M
2024$2.05M
2025$2.04M

That is about a 50% rise from 2019 to 2025. Most of it came in 2020–2022, with a dip in 2023 when mortgage rates jumped and a recovery in 2024. Prices have held roughly flat since. South Pasadena only records about 100–150 single-family sales a year, so quarter-to-quarter medians swing by 10% or more on noise alone. Use annual figures when you judge the trend.

Is South Pasadena still a bidding market?

Yes. Of the ten San Gabriel Valley cities Kelvin tracks, South Pasadena has the highest sale-to-list ratio and the highest share of homes sold over asking:

  • 108.1% median sale-to-list for single-family homes, against about 100–101% in Pasadena, Alhambra and San Gabriel.
  • 73% of single-family homes sold over list price, against 51% across the ten cities combined.
  • 1.9 months of supply. On October 12, 2026 there were 16 single-family homes for sale and 7 in contract. At the recent pace of about 8.6 sales a month, the active homes would sell out in under two months. Two months or less is usually read as a seller's market.
  • About three weeks from contract to close (a median of 22 days across all residential types), the shortest of the ten cities.

The current asking prices run ahead of recent sales. The median single-family home on the market in October 2026 was listed at $2.55 million, against the $2.00 million closed median. Part of that is mix, since larger homes tend to sit a little longer. Part of it is that list prices for the homes still available are being tested.

What buyers should know before making an offer

Expect to compete. With a median sale-to-list of 108%, the list price often works as an invitation rather than a valuation. A home listed at $1.8 million and closing around $1.95 million would be a typical outcome, not an outlier. Base your offer on the recent closed sales nearest the house, adjusted for size and condition, not on the asking price.

A third of buyers pay cash. All-cash purchases made up 33% of single-family sales over the last 12 months, up from 27% the year before. A financed offer can still win, but it helps to have full underwriting approval, a short loan contingency and an appraisal plan before you write.

Know the condo trade-off. South Pasadena has few condos and townhomes (26 sold in 12 months). They sold at a median of $1.06 million and moved quickly, but 4 were on the market in the October 12 snapshot, so choice at any given moment is thin.

Budget for an older house. With a median build year of 1941, plan for sewer lateral, electrical, foundation and roof inspections as a matter of course.

How does historic preservation affect South Pasadena homes?

South Pasadena incorporated on March 2, 1888, making it the sixth city in Los Angeles County. According to the City of South Pasadena, it covers 3.44 square miles, and its boundaries have been essentially unchanged since 1889. The city describes its "rich legacy of intact late 19th and early 20th century neighborhoods and residences."

That legacy is protected:

  • The city reports 59 designated local landmarks and five locally designated historic districts, plus about 183 properties and two historic districts on the California Historical Resources Inventory and seven properties and two districts on the National Register (Local Landmark Recognition Program).
  • The city keeps an Inventory of Historic Properties. According to the Planning Division, Cultural Heritage Commission approval is required for any alteration, demolition or relocation affecting a listed property.
  • The Cultural Heritage Commission advises the City Council on landmarks and historic districts. Its agendas include Certificate of Appropriateness reviews and Mills Act property-tax contracts.

For a buyer, the practical question is whether the specific house is on the inventory, is a landmark or sits in a historic district. If it is, exterior changes, additions and teardowns go through an extra review. Check this with the city's Planning Division before you remove your contingencies. For a seller, a well-kept historic house is often a selling point. Have the designation paperwork ready so buyers don't have to guess.

Neighborhoods and the feel of the city

South Pasadena is small enough that most of it is within a short drive of its downtown, but different parts of town have distinct characters.

Mission Street and the Meridian Avenue station. The historic commercial core runs along Mission Street. The Metro A Line (formerly the Gold Line) stops at the plaza on the corner of Mission Street and Meridian Avenue (City of South Pasadena), with direct light-rail service toward Pasadena and downtown Los Angeles. A National Register nomination for the South Pasadena Historic Business District describes this area as the remains of the city's original commercial section. The city's history page points to the Meridian Iron Works Museum as a local-history resource. Homes within walking distance of the station and Mission Street appeal to buyers who want to commute by rail or walk to restaurants and shops.

The Arroyo side. The west side of town runs toward the Arroyo Seco, the canyon and parkland corridor that also runs through Pasadena.

Monterey Hills. Monterey Hills Elementary is one of South Pasadena Unified's three elementary schools. The "Monterey Hills" name is also used for a neighboring hillside area that lies largely in the City of Los Angeles. Listings near the city's southwest edge sometimes use the name loosely, so confirm the city and the school district for any home marketed as Monterey Hills.

Housing mix. According to the U.S. Census Bureau's American Community Survey (2020–2024), only about 44% of South Pasadena's housing units are single-family detached homes. The rest are attached homes and apartment buildings, and about 44% of occupied homes are owner-occupied. South Pasadena is denser than its quiet residential streets suggest, which is part of why single-family supply stays tight.

South Pasadena Unified schools

South Pasadena is served by South Pasadena Unified School District, which runs five schools: Arroyo Vista Elementary, Marengo Elementary, Monterey Hills Elementary, South Pasadena Middle School and South Pasadena High School (SPUSD). The district reports about 4,800 students.

On the California Department of Education's 2025 School Dashboard, South Pasadena Unified placed at the highest of five status levels ("Very High") for each of these:

  • English language arts and math, district-wide (ELA, math);
  • graduation rate, which means 95% or higher (graduation);
  • college and career readiness, which means 70% or higher prepared (college/career).

Schools are a large part of why South Pasadena holds its prices. Remember that a South Pasadena mailing address and South Pasadena Unified attendance aren't guaranteed to match at the edges of town. Confirm the attendance area for the exact address with the district before you rely on it.

Selling a home in South Pasadena

Seller questions in South Pasadena are less about whether the house will sell and more about how to capture the strongest price.

Price against closed sales, not neighbors' list prices. In a market where 73% of homes close over asking, the list price is a marketing decision. Pricing near the recent closed sales usually brings more showings and more offers in the first two weeks (the median home went under contract in 16 days). Pricing well above them risks a home that sits. In October 2026 the median active listing was asking about $550,000 more than the median closed sale, and not all of those homes will sell at those prices.

Plan for multiple offers. Set a clear offer deadline, ask for proof of funds and loan approval, and compare offers on terms as well as price: appraisal gap coverage, contingency periods and closing date. With a third of buyers paying cash, a slightly lower all-cash offer can be worth more than a higher financed one.

Prepare an older house properly. The median home sold in the last 12 months was built in 1941. A pre-listing inspection lets you price known issues in instead of renegotiating them in escrow.

Trust and estate sales are common. About 22% of South Pasadena residential sales over the last 12 months were trust sales and another 1.5% were probate sales. Those are among the highest shares in the San Gabriel Valley. Long-held family homes passing to the next generation are a steady part of the market. A trustee or executor has extra steps and paperwork, so line up the estate attorney and CPA before listing.

Kelvin's take. South Pasadena rewards preparation on both sides. Buyers who study the last few closings on their target streets write offers that land. Sellers who price from those same closings, not from hope, tend to get the bidding they want. One South Pasadena investor client described working with Kelvin this way: "He knows the San Gabriel Valley inside and out, especially around the Alhambra/South Pasadena area, and gave me sharp insight on value, timing, and long-term potential." (T. N., South Pasadena, Nov 2025)

South Pasadena prices per square foot are closer to San Marino than to Pasadena, on smaller lots and older houses. See the Pasadena guide and the Alhambra guide for the neighbors. If you are weighing small multifamily, South Pasadena had only 9 two- to four-unit sales in 12 months, too few for a reliable median. The investor guide covers where those properties trade more often.
